It's all well and good to keep telling everyone how strong the market is each month, but it's another thing to explain how these deals are happening, why they are happening so fast, and why our clients and customers especially seem so happy with the results. We want to lift the curtain and help you understand why it's important for us to know about your lease expiry well before it ends.
Tenants and Buyers
The deals don't get done with an ad on Trademe and the dream tenant or buyer calling about it. We wish they did because then our job would be as easy as the media make it out to be! Online portals are the most effective way of capturing the tenants and buyers who actively canvass the market for properties. Still, as you may have seen, the multiple listings of the same properties due to General Agencies and the vast number of expired listings still sitting around past their leased-by-date makes it a horribly inefficient way of finding the right property.
More often than not, when an inquiry comes in on a property from the web, the building doesn't quite suit. It may not be big enough in the right places or high enough in the warehouse or have enough yard, but through these conversations we have with the customer, we can paint the picture of the perfect property for their needs. From here, we can input their parameters, speak with our team and select the available and soon-to-be-available properties that suit best. Within an hour of their online surfing, they can have every available property in Auckland that suits their needs sitting in their email inbox. Efficiency guaranteed.
Landlords and Vendors
Sometimes Tenants and buyers call us needing a new property in a year or six months, so we need to know about the properties that might be available when their D-Day comes. In the same way that tenants and buyers don't often lease or buy the property from Trademe, they don't often lease the one that is available right now, they lease the one that we know about early, and that isn't being competed for on the open market. Let us know early about a possible vacancy, and we can get you the right tenant or the right buyer at the right price and with time to spare.
